Past Perfect, Inc. is a consulting firm dedicated to helping clients with building rehabilitation and historic preservation-related projects. The firm’s clients include developers, architects, municipal and state governments, non-profit organizations, businesses, and homeowners.

Federal and State Historic Preservation Tax Credit
Past Perfect, Inc. has completed numerous tax credit applications for a wide variety of commercial and residential projects.

Past Perfect will prepare and submit both Federal and Michigan Historic Preservation Tax Credit Applications. Eligible income-producing properties can receive a 20% federal tax credit, plus an additional 5% Michigan tax credit, on the costs of certified rehabilitation projects. Eligible residential properties can receive a 25% Michigan tax credit on the costs of certified rehabilitation projects.

Historic Building Evaluations
Past Perfect, Inc. will evaluate historic buildings for eligibility for Historic Preservation Tax Credits and eligibility for listing in the National Register of Historic Places. This service includes conducting historic research to evaluate historic and architectural integrity, as well as an assessment of general structural condition and possible development opportunities.
National Register of Historic Places
Past Perfect, Inc. has completed numerous nominations to the National Register of Historic Places, including the American Seating Company Factory Complex, the Saginaw Armory, the Peck Block, the Grand Rapids Water Filtration Plant, and the Metal Office Furniture (Steelcase) Factory Building.

Historic Resources Survey
Past Perfect, Inc. has conducted historic resources survey in both urban and rural environments in Indiana, Illinois, and Michigan.

Historic Preservation Planning
Past perfect, Inc. will assist local governments, planning departments, or private planning firms with planning issues relative to historic resources.

Section 106 Review
Past Perfect, Inc. will prepare Section 106 reports, including photography and supporting documentation as required by the State Historic Preservation Office.
Historic District Commission Applications
 Past Perfect, Inc. will prepare applications and represent historic building owners before local Historic District Commissions and Design Review Boards. 		Architectural Photography
